I'm selling my first home . It was just listed this week . Getting a lot of views on Zillow and is a "hot home" on Redfin but I know the only important thing is offers of course .
The house is currently vacant so i don't really know if there have been showings yet .
Considering the local market what I've been seeing is that homes are usually getting multiple offers . I would expect this since inventory is low and I feel the house is priced well if not a bit below market .
If offers already started coming in would my agent let me know right away or wait to see if there are multiple offers and then present all of them too me .
There are some open houses scheduled this weekend so hopefully some offers will be coming in next week .
When there is a multiple offer situation I'm guessing that means they aren't all necessarily coming in on the same day right ?
I've also seen some listings where they say "offers will begin being accepted on X date"
After your house has been shown, your agent should be sharing feedback. In my experience, most of it will be annoying things that you cannot change. (I wish the main bathroom was bigger, I wish this, I wish that, blah, blah, blah.)
We are getting ready to close on the home we are selling soon. We received many offers so our realtor told us at the time when they were coming in but they presented them all at one time with a few stragglers coming in after the main group. That gave them time to sort them for us and do a quick QA to determine which were strongest in terms of offer price, due diligence and earnest money, and type of payment (cash offer vs. financing, etc.)
You are the client, you set the rules. If you want to know the second any offer comes in, your agent is obligated to tell you. It would be silly to hold offers and wait because it's the agent's obligation to present each and every offer in a timely manner. Holding them is not timely.
I forgot to note, our process between starting showing to cutting off offers (we had to due to high level of interest) was only 1.5 days. I can see in an area where things are moving slower that one would not want realtor to hold offers.
My realtor told me every time there was a viewing and gave me the feedback. I was told immediately when there wa an offer. Your realtor should be keeping you up to date on everything. If not ask why!
BTW..... don't think too much about Zillow and Redfin! Showing and offers are all that really matter!
He hasn't said anything yet, but i'll probably ask him. The home has only been on the market 4 days so far. I'm guessing there would be a lot of activity on the weekends when people are off work etc , this is a holiday weekend so I'm not sure if that will affect things.
