But those pictures! HDR processed pictures are awesome as illustrations in a museum or amusement park blog, but they make a house look unrealistic and off putting. The shots themselves are great, but the processing makes EVERYTHING with textures look fake. Get the realtor to put up the unprocessed original pictures and you will get more showings.
The market in DFW is HOT. Maybe not as steamy for the over $350,000 range in Rockwall, but it's hot nonetheless. Personally, I don't think you are priced too high. But it is hard to say, because there just aren't a lot of recently sold comps other than the brand new homes. I wouldn't suggest you drop the price just yet. 7 showings in 9 days is very good! I say give it at least 2-3 weeks on the market before you consider dropping the price. And even then, you might consider dropping it by a smaller amount than $5000.
For what it's worth, I think your home is beautiful and the cabinets are nice! I know you are anxious to get it the house sold, but trust me, it will sell!

There is no time frame for scheduling a price reduction.
You lower your price immediately upon realizing that the buyers in the market are not seeing value commensurate with the price at which you are listed.
If you nibble at price, you may learn that multiple price reductions keep your home on the market longer and it sells for less in the long run.

Well I think it's a lovely home and given the foot traffic I wouldn't bother with a price drop. If well qualified buyers are walking it with their agents at a few per week you're probably about right. If it hasn't budged in two or three months in that area? Then I'd drop the price about 15k.

LOL. You're sweet. The cabinets look normal in real life, I think they just don't photograph well. It was a spec house! We didn't choose the cabinets. Our builder did. And there's no way in hell im going to restain brand new cabinets. In fact, the whole neighborhood has cabinets like that. This is the model home for sale in our neighborhood. SAME CABINETS! It's a Texas thaang y'all. I mean, I live on a street called 'Cattle Barron.'
Hmmm... 3 weeks... I would have waited another, but it wouldn't send a red flag to me as a buyer.
I'm more perplexed by the amount. $7K puts them at $378K. I would have cut it $10K (at minimum) because $375K, being a nice, round number, is probably a max search for potential buyers. Dropping if from 385 to 378 probably didn't add the home to many buyer's search parameters.
