Two offers on the Table
Has anyone every dealt with two offers at the same time? Curious how that works. What do you do basically counter offer than both for the same price? Also can you counter offer them both?

Yes you can do a multiple seller counter offer BUT you need to make sure this is clear in the counter offer!! If your state doesn't have this form, or line item have an attorney draft the addendum for you. You don't want to be stuck selling your home to two buyers...Not a good place to be...

Yes, your agent should be able to handle that for you. Ask him/her.

WOO-HOO GIRL!!!!!!!!!!! Multiple offers can happen. Look over their qualifying to see who has the better shot of it going thru. Closing date is also important as the further out the more things that can pop up. A lower price for a quicker closing is sometimes a LOT more $$$ than one further out for more $ on the offer. Also ask your agent if they have worked w/ either of the buyers agents and if so which one do they know is best at getting it "to close". Even though they may not say one agent has been notorious for delays, not getting back to them, etc you can read it in their expressions.

Mindy, that is so exciting...let us know how it works out. We sold a home in 2003 and we had two offers, both the same price. We went over each one with our agent, one wanted a 30 day escrow, the other wanted a 7 day escrow. the first one looked better financially, too, so we went with that one...
I can only dream of a multiple offer!!! Let us know what happens girl!

I often wonder why people working with RE Agents post on this forum asking for adivce on how to handle offers.
I know you are excited and want to share with the forum, but didn't your agent go over this with you? I certainly hope so.
Congrats....sounds like your $25K price reduction worked and prompted some offers.

To North Releigh Guy, Yes I do have a realtor and she is comming over tonight to go over everything with me but I just like to get other peoples advice that have been in the same situation as I have and see what has worked for them. Thanks to everyone that gave me advice. Mindy

Congratulations! How long were you on the market... and when did you make the $25K reduction? I think I remember you trying the FSBO route first (as we did). Our realtor is trying to convince us to drop by $20K after 4 weeks w/ no offers and I have been resisting. Perhaps I should follow your lead. It seems to have worked!

Shaw, I had it on by myself and got showings but no offers. The bottom line is price price price. When I lowered by 20,000 I got 15 showings within two weeks and within one month two offers on the table. So price is definately important. I have been on almost a year. To high with first realtor, too high with FSBO and now priced right and offer within one month with new realtor. Mindy
