What is the fastest way to sell your home when there are quite a few homes for sale on your street? My husband and I are going to be putting our house on the market soon. We have only lived in it since the middle of December. Any advice would be appreciated.

I guess my first question is... you've only lived in the home since December? Why are you moving so soon?

Depends on your equity. Can you afford to sell and break even or bring the balance to the table? Otherwise your only options may be a short sale or rent it out. If you go short sale it is imperative that you hire an agent that has closed multiple short sales and has the know how. Short sales are tricky little devils.

1. Price it Right, choose an agent who can show you why it should be priced where they recommend.

2. Stage it and make sure the curb appeal beats all of the competitors.

3. Choose a full service agency with an agressive marketing plan to both other agents and the buying public.

With multiple competition, you have to have the best looking property and the most appreciable price.

Price it right.. and it WILL sell.

Clean it. Stage it. Show it. Sell it.

I second this question... why in the world would you buy a house in December and then try and sell it in March? The days of flipping houses is over with. Please tell me you're not insane and trying to sell it for more than what you paid for it.

Death/illness/job loss/job transfer etc etc..........

I agree, low price, declutter, clean, stage and give full access to the agent(lock box)

Do you happen to be in a subdivision that's still under construction or that still has builders houses available? The reason I ask this is you'll be competing with someone who will do most anything to stop you and sell theirs. Having done what you're doing twice I hate to tell you you're probably going to take a big hit, we ate 10k on one and my company ate 15k on another. You'll have to price it well below your comps to make it so attractive that people will look at it first.
