I fired an agent because he wasn't telling me when people viewed the house or following up with them to get feedback. He didn't do any broker's open house. I agreed to do an open house (which I really don't like), and he didn't advertise it at all. Said he was going to put ads in certain places (this was pre-internet), and when I asked to see them, he couldn't show them to me (because he never did it). He was slow to return our calls, etc.
Hired a different agent, listed it at the same price, and sold it 2 weeks later.
I don't really expect great things from my agent, but I do hope for them. A few basics:
-accurate and complete listing (The house I currently live in I only found by accident; it never came up in my search because the listing agent had not included the lot size in the listing.)
-honesty about price and appeal of home (Our most recent listing agent was content to stick a high price on the house and wait. And wait, and wait. It may have worked eventually, but we didn't want to wait years. So, despite her reluctance, we lowered the price considerably.)
-suggestions about staging/presentation. Our last house had an empty room at the bottom of the stairs. We eventually set it up like a second living/sitting room.
-response to calls. Our agents have all done well with this.
-good photos
-feedback after showings
-when an offer is made, I'd like for an agent to be able to tell us if there are any red flags. Twice we've had agents who said buyers were good. The first time I trusted the agent, despite my doubts. On closing day, no sale. The second time I did my own research, and we rejected an offer from buyers who would not have been able to complete the purchase.
-beyond those things, when the house isn't selling, I want my agent to go out and grab someone by the collar and force them to buy my house. Selling can be frustrating.
We only heard from our last 2 agents a few times in the whole year each one had the listing.
It's a bad market and I don't expect them to magically create interest where there is none. But some regular communication to show they are still aware of the listing....
We had a leak in our vacant place, and the agent saw it. Instead of calling a plumber for this emergency, she allowed the whole place to flood. I call that negligence. (we were out of the country)
I didn't say it wasn't a big deal, small deal, or any sort of deal. You asked a question and I answered. 6%, a different agent represented the buyer. Honestly, the listing agent would have come out ahead if she was the selling agent as she'd have 4% instead of 3%.
So the bottom line of several agents posting it sold so no big deal. Well it meant $10K to my friend and he is still pi$$ed.
that's not what I said at all. I said I hoped he was happy the house sold.
though I didn't expound on it, clearly my 2nd paragraph refers to the signed agreement he had with said agent.
If he's thinking "man, I bet she bugged out of the open house because she KNEW it would sell and my commission rate would go down", then it's wildly paranoiac.
She herself made LESS money than she would have, right?

I'm curious to know what "research" you did, that led you to conclude that a buyer would not have been able to close.
My friend, right or wrong, assumed when she said she would have someone cover the Open House it never occurred to him (legal or not) that the "house shower" would be an agent claiming her side of the deal. Did the agents act illegally. No. Did they not properly explain? Yes.
Like it or not, my friend feels he was set up/tricked into spending $10K more.
And people wonder why real estate agents are not trusted. Would you trust her to do another deal? I know he would not and he bad mouths her every chance he gets.
