Kind of just a fact of life. Like rainy days, taxes and potholes. They are adults, they can deal with it. Thinking back to my renting days, I never even thought of my landlord when I was bothered by people who wanted to buy the home, agents who wanted to sell the home, people wanting to sell me replacement windows, solar panels, etc. I just said, "I don't own it" if they happened to catch me.
"All real estate investors are predatory"? As an investor, I've got to disagree...and strongly.
We didn't get into investing (in AZ/CA) until our 60s. Our retirement money is sitting in our properties. Whether it's a home, a condo, or a mobile home, our tenants stay for years. The mobile homes were handed down with my brother died, but we bought the others. While we found good deals, the sellers made good money. In fact, the son of the agent representing the seller ended up in one of them.
Investors have different business models. While some do try to secure homes for much less than they could sell for under normal circumstances, sometimes the seller just wants to get rid of the property quickly and doesn't care how much it sells for. It could be someone getting divorced, desperately needing the money, having an immediate job transfer, or have been left the property following a death in the family. They'd rather take the loss and be done with it than to go through the hassle of putting it on the MLS and keeping it there until it sells.
Nobody outside your family should be twisting your arm to sell at a particular price point. Don't take offense when these cards come in the mail. (I get a ton of them myself.) Just dump them. If they come to your door, you either can ask to speak to their boss or tell them you are either not interested in selling or that you do not own the home. Conversely, we have called people who've sent cards, never told them we're investors, and then given them an outrageous sum for which we'd consider selling. They never call, again.
agree
Perhaps OP is not afraid of being the prey, but afraid that he may lose a tenant to someone who has a better unit
Nah. The OP just takes veins from other posts/threads and creates his own thread with a clickbait topic.
