Finally looking over your list and the house photos, your figure seems to be well over $100K. And I didn't see anything about the drop ceilings and other areas that need so much sheetrock. Sounds like you're talking about making the 3rd floor dormer like the other home when you say "more height" - either way, you're talking about changing the structure of that area.
