we closed two years ago

realtor.com - 493,800
remax - 610,731
redfin - 514,848
zillow - 518,000
eappraisal - 338,627

Of those sites, eappraisal is the most worthless and least accurate. Remax is too high. If we were to sell this house, it'd probably be at least $500k, based on the fact that there are smaller homes than ours that go for near that price.

Mine didn't really work because I'm in a building I suppose so I used a different address. (Parents' House.)

Other sites didn't work.

Not bad for a 720 square home with no basement/attic/needs work.

I think they are all high based on another property that was also similar in square footage/work needed but I think it could sell for at least 500K.

Notes:

Closed yesterday at appraisal value of $323,000 - $675 CC concession from seller to buyer.

1. Homesnap used the list price. They also show a pop appraisal history of up to $360,470 which is ludicrous.
2. Redfin updated from sales price already, with a $2,338 pop appraisal decline since closing yesterday...
3. Zillow shows a Zestimate pop appraisal upper value of $335,000. Wrong.

With none of these estimates having utilized any kind of site visit, I would say they are all acceptable to me. Within 5% is pretty good for a WAG.

Well, two of them, the two closest, just worked off the list price and yesterday's sale price...
That is a pretty good way to come close in the short term.

The estimates average is $191,798. We sold and closed last week at $192,000

Our agent told us we could list at $209k and wait or list at 179k for a quicker sale, the choice was ours. We listed at 179k, got two cash offers, with a bidding war ending at 192k.

Obviously, the real estate sites are working off the listing and/or closing price, whereas the ad sites are nibbling mushrooms, as usual.

Closed last week at $250,000, with $10,000 concession to buyers from sellers.
I.e., comparable to $240,000 for the buyers.
Appraised at $257,000.
