Address is 531 Penn Ave, Turlock. We hope to move in a few months if the job situation works out, so it's nice to have some idea of what to expect. I will be going off of the actual realtor amount for when we do list.

Obviously, the real estate sites are working off the listing and/or closing price, whereas the ad sites are nibbling mushrooms, as usual.

Closed last week at $250,000, with $10,000 concession to buyers from sellers.
I.e., comparable to $240,000 for the buyers.
Appraised at $257,000.
I’d be interested to know what the tax assement Value on that one is. How the heck are Zillow, eppraisal and Homesnap that high considering we live in a disclosure state and in theory they should have some broad based data from a third party.

Zillow would be the closest but anticipate still low once finish up a couple minor exterior projects (paint and repave driveway)
similar style flipped house behind us(about 300 sq ft smaller, 1 less car garage and smaller lot) sold for $330k last summer, and other similarly updated comps selling $320-$340k range)
Bought the house as a fixer upper so think the low purchase price is skewing many of these.

Our home is 25 years old, and none of them have any idea of value.

Third owner. Originally built by a builder to show his capability and he lived her a few years. Second owner a young woman living with her boyfriend, and when they broke up after a short time sold it. Only true contemporary home in area, 4 levels without basement, 3,700 sq. ft. Fully upgrade custom built on 5 acres with barn/stables. It is located across the street from the best area of town separated by a county road from the city.

But none of those can even find it.

I just closed on my house 45 days ago for $460k
According to Zillow I was a shrewd buyer because it's already worth $520k

Zillow $222,716

My home has a basement and most of these websites don't indicate that or provide any value for it.

There is a reason why Appraiser's have to be licensed and why the right Realtor makes all the difference!

Considering we just bought it for $274,500 in June, the numbers are certainly interesting but not unexpected. Although it's eerie how close realtor.com is to our mortgage balance...hmmm...

Very interesting exercise... I can't do it for my home because for some reason each site has a different bath amount - from 1.5 to 2.5. I have 3.5. I wonder how they messed this up consistently when the tax record and previous listing has it correct. I assume incorrect bath total will throw off the algorithm(s) and impact the poppraisal.

Reading through these I have to say it shows that these aren't generally off as bad as we once thought. Sure, there's an order of magnitude when it comes to "special" properties. However, whenever the various sites are close to each other, it appears that it is a reasonable indication of value. It certainly is way better than any broken clock analogies.

P.S. There is obvious slant to the posts from those in the business trying to find whacky valuations for funsies. Which I get.
