Sorry to be pedantic but real estate professionals should really try to use proper terminology and licensed appraisers may not think this is very respectful to their profession. Sort of like calling a FSBO a 'Realtor' just because they sold a home. I'm sure you wouldn't like that very much.

Read the original post - "pop appraisal" and I don't believe anyone playing this game took it any differently. If some reading here thinks we are seriously recommending these sites, well, that's on them for only reading this thread. There are too many threads where our opinion of these sites are well known.

I have played the game, but first on behalf of all the posters I would like to express with great gratitude my thanks for all the Realtor calls we will receive as a result of these 4 trigger leads. I do believe you've forged a way to have a Realtor call a loan officer for business (uh, wait.....I called you for business.....not the other way around).

Re/Max $309,872
Zillow $327,362

I would have thought all pulled from public record - but Re/Max has my bath count incorrect. They have 3 full and it should be 2 full, 2 half. I would think the unit would go for $325K, with 5K back for closing.

Sounds like old data. Check the date of their 'valuation'.

I just sold my home in September for $365,000. Missouri is a non-disclosure state so sales price is NOT public.

Realtor: $348,600

Redfin: $381,673

Remax: $341,827

Zillow: $322,265

Tried all 5 an not one recognizes my address because we don't have mail delivery in our town and that is what their search engine works off of. Would have been a fun experiment to see.

Zillow did estimate that we could rent our little 3/2 for $4375 per month. We do live near a major ski resort and rent is outrageous but out place would go for closer to $3500.

For a non disclosure state, those are pretty accurate. There is a little variety, but pretty good overall.
