it worked , and we sold pretty quick back in 2012 . many homes are still unsold 5 years later . the area took a big hit and our house we sold was sold again in 2015 and went for 65k less .
I’d offer closing assistance to buyer instead and 5% commission if using listing agent, however, other than pricing accordingly, you’d be pressed for more concessions if you are in a weak market/region and condition/layout of house is poor.
Paying the buyer's agent more doesn't make it the right house for their client.
The client chooses to like the house or not... not the agent.
You would be better to pay your listing agent an equal and fair split, so they can afford to hire a pro photographer and do some paid advertising, to get your house seen by as many eyes as possible.
An equal split is really the best for everyone. Buyer and seller agent both have an equally important role.

we paid our agent more as the seller . it brought more traffic to our house as opposed to another , increased our odds of getting that buyer. who our agent split it with did not matter . just give us the priority , that is all that mattered .
I have though bought and sold 7 different properties of my own and am always a bit upset when I list a property, seldom does the listing agent do more than fill out the papers and start the advertising. It is always someone else showing the home and doing the closing work involved.
So I'm thinking of listing our current home with the idea to offer the listing agent 2% and the selling agent 6% at closing.
I think it would help eliminate all the bulk of temporary and part time realtors and leave room for those that want to do the work to increase their annual pay.
Of course with that 8% the selling agent would need to share any discount on the listing price or concessions 50-50 with the seller.
With houses costing more, commissions are higher and sellers hate to pay $30,000 and more, just to sell their home.
Of course if I was an agent, I would think I don't earn enough. Ain't that the way ?
When you find a selling agent willing to finance price reductions for your overpriced house, please let us know who they are. Selling agents can't FORCE a potential buyer to pay more than they want for your property, just like the listing agent can't force you to list at a reasonable price.
Unless your area is red hot, and you are priced at or below market, your deal is bad for everyone but you.

There is nothing wrong with the house, wife is transferring.
We're just looking for a little different life style and don't want to be tied to real estate right now. Besides, homes have been appreciating for years now, not trying to time the market, but am satisfied with our gains.
Trying to save 1k-2k is not going to change our lives, if it was I would have bigger concerns.

RoamingTX, I really appreciate your thought of a flat fee listing with 4% to buyers agent. That sounds very interesting. I'm guessing I just need to find an agent to do a flat fee in my area. Call around I guess.

If you want attention to the listing... find a listing agent who will push and advertise it... and pay the agent fairly to do this.
I appreciate that you recognize that buyer's agents work hard and glad you want to pay them... but the listing agent has a job too... don't skimp on that.
Professional photos, staging if needed and applicable... and advertising will make a big difference in how your home is presented and who sees it.
