I'm going to see what Open Door does with my house as I'm going to put it on the market here pretty soon. I'm wondering what they will do after they give me their price which I'm betting will be lower that what I think it should be and I show them the refi appraisal I've got from 3 months ago.
I wonder if they'll rethink or just stand pat?
Any ideas?

you think they're going to pay you the appraised value? or that they'd come up from 8-11% off the appraised value to 6% off appraisal?

I can say they haven't given me a a value yet. they've sent me some nice emails, including how in total costs, it would likely be about 13% if I took a traditional route.

Well, they sent back their offer and I was kind of shocked as it's $5k over appraisal. The worksheet they sent along shows a 6% OpenDoor service charge which is equal to R.E. commissions, and the only other charge that's showing is a TBD for Repairs, blank for HOA transfer fee and the same for Payoff.

What am I missing that could possibly bite me in the butt?

You're right, they could try that. Thankfully this isn't my first house and I'm quite handy at repairs or have access to licensed trades people for things I can't/won't do so I'd not use them for any of it.

What their "worksheet" doesn't show is any line item for a "experience fee" that AZ Manager mentioned. Maybe they drop that on you when you call them to go through with it? If so I'd think that'd be almost a bait and switch given their settlement "estimate" doesn't show it.
