What happens with low sale is you get a lot of people complaining about Zillow on public forums,even though it correctly uses the low sale in its algorithm. Ironic the the Realtors talk about CMA, as if it is worth the paper it is written on, while failing miserably at so many important details.

ideally, appraisal:

similar home
sold within last 90 days
within the same subdivision, or a 1 mile range

ideally, CMA:

similar home
sold within last 90 days, homes under contract, homes also for sale
within the same subdivision, or a 1mile range, or another meaningful geographic boundary


neither of them include 5 year old date. So, if Zillow's algorithm includes a 5 year old transaction, that is not "correctly" at all.
