Here is the advice you give to friend...
Say "Gosh, I'm so sorry to see you in a tough spot. Maybe you shoukd talk to couple of real estate agents and have them do a market analysis on your house, and give you suggestions for your best options."
Then you step away from the whole thing and not try to take on someone else's problems.

You mention the landlord advises to walk away.

I am assuming this is a property manager who will lose a client and therefore income if this is done. Why would they want this?

Maybe the LL wants this to happen so they can swoop in and somehow get control of the property. The LL is likely to have the most inside knowledge of what has been going on and may have an agenda.

This is just to thank all the supportive comment-makers who responded to me.

As I said in the original post, I know my post wasn't strictly about real estate. In fact, it was about real estate at a very great remove.

Sometimes articulating a troublesome experience is in itself part of solving it. After having posted, I telephoned the next-door neighbor who made the low-ball offer, and we both shared information that was of help to both of us. We agreed to keep in touch because both of us are suffering in different ways from a situation neither has any control over.

Again, thanks to everyone. I read every comment.
