Get a paying roommate and charge normal market rent. Collect it each month.

Hire someone else to do handyman work. Pay them for their work.

I think that is the best route..Then I can hire someone that is good at what they do and
have the option to fire them if we run into issues.

What happens if they move in and stop working? Or do substandard work?

What happens if they are working for you, fall off a ladder, and break their back, ending up paralyzed?

What do you do if they have a drug addict spouse/ partner / son /daughter /Friend who wants to hang around with them and do drug addict things like steal?

yeah, let the labor get wind of this setup and they will surely find a way to get you for indentured servant.

Despite your good intentions and the idea of a win-win for some, its more often a type of exchange that is frowned upon. In most other countries where living under ANY roof is a blessing and working towards a better habitat is often welcome. In America the "rules" are set to keep the govt gaining $ .
