I simply state in the lease anything under $200 repair is the tenants responsibility. A clogged toilet is typically under $200 thus their responsibility. No more phone calls in the middle of the night, they find their own plumber and pay for it. Tennants tend to be more careful with things when they are responsible for fixing them.

In 30+ years as a landlord I have NEVER had a 2am phone call. I would advise against having tenants responsible for repairs. They simply don’t do them rather than risk paying out of pocket. Or they DIY it poorly. In the meantime that leak is causing lots of hidden damage. Rather put in lease that damage caused by tenant is the tenant’s responsibility. And yes, I have charged tenants for certain plumbing repairs and other damage.

Works for me. I dont rent to people who cant afford a $200 repair.
