A good Realtor does a lot of active marketing for his listings. There is a lot more to it than most people realize.

whether they are or not really doesn't matter. Who cares? as long as the general population both understands they are ignorant and their topics and responses should be completely ignored, then the United States will continue to be OK.

It is a bit of a mess how that is the standard. A realtor in a depressed rust belt city is going to work their tail off and potentially have a listing on the market over a year and get 3% of 60k. A realtor in San Francisco is going to get offers as soon as they put it in the MLS and get 3% of a million.

There is no "standard" in the Informed World.

If the agent in the rust belt cannot make a living because their model does not generate adequate revenue, they need to reconsider their model.
If the consumer in SF decides to pay a commission they don't like, they need to reconsider their decisions.

But, there is no "standard" commission.

The "conventional" commission then?

But yeah around here in the Portland metro commisions are in the 2% range. And when we sold our place in the rust belt we had a Berkshire Hathaway agent spinning us on how much more exposure we would get if we gave them 4 or 5% rather than 3 as a listing agent(like all the others we interviewed).

I can't think of any occupation that requires less effort to earn as much as six or seven percent of hundreds of thousands of dollars.

Everything in a real estate transaction is negotiable. As a seller you can say that you’re not paying any comission to buyer agent. You can offer to pay 1-2-3-4-5-6-7...% or more. You can give deadlines.
Now wether someone is willing to take the comission or your terms is a different story.

If I was in such marker where you list a house and in one day you have multiple offers why wouldn’t you negotiate the comission?

Every time someone else that people don't like pops up, that accusation appears. People will reach for anything. Yeah it's so unlikely that someone else would comment on commission - everyone loves paying 30k to sell their house.

I suggest that the non-good agents here focus on behaving ethically and providing quality and correct information rather than worrying about whether or not someone has two names. There's a lot of room for improvement in how many people here represent themselves, their businesses and their profession. Some people here have what seems like less than a 20% rate of providing correct information that's ethical, responsible, not misleading and well articulated so that people know what you're trying to say.

Of course there are good agents here who are literate and provide good information (even if we end up disagreeing on many things).
