A for sale by owner has not signed a listing agreement with a brokerage. You did.

Nope. Signed nothing. Paid $300 to list both. Welcome to Texas.

Please DM me the name of the brokerage that inserted your property into the local MLS. I will prove you signed a listing agreement.

For what it's worth, in Florida there are several companies that sell MLS listing services only with no other contractual obligations. I've used them, it's a flat fee to list your property on MLS and nothing else. This is one of them, for example:

https://www.beycome.com/select-package/FL

I also engage the services of an experienced real estate attorney as well. I've sold several homes this way quite successfully and saved a significant amount of money in the process.

You do realize that a FSBO can pay a small fee to a realtor to have their property listed on the MLS without signing any contractual obligations regarding the sale of that the property?

Actually, the agreement to list, to market, on the MLS is a contract with terms which define the relationship.
And, in most MLSs, that consumer is considered off limits to other agents for purposes of contacting and marketing to represent them in sale of the property.
So, strictly defining the roles of seller and agent in a FSBO/Entry Only listing is not as simple as parties on either side of the question may want it to be.

I consider Entry Only listings, where the FSBO seller is the only point of contact for showing and negotiation to be a FSBO, with only a limitation on solicitation to list and sell the property.

We have no limited services here in Colorado. So in order to get in the MLS you must sign a valid listing agreement with a brokerage.
