Not always. A remote buyer offered $800K sight unseen by doing “research and analysis” for a pristine and nearly new $930K listing with excellent comps in the $900-940K range. Property DOM was less than 30 in an area with a 105 DOM average. Offer included several extremely restrictive clauses (15 day exclusivity period, full inspection, with his full discretion to walk away if he didn’t like the slightest thing, no loss of deposit).

Countered by lowering the price somewhat and then he walked away...obviously just wants to find extremely good deals.

No emotion involved but it’s clear he deals in lowball offers.

Adding complete rooms to a house is very expensive not to mention disruptive.
Adding those things would add value and make it comparable to the comps. We were told previous estimates for central air were 8-10k. Dh’s Coworker said he had his bathroom put in for 10k.

Doesn’t sound like a a family looking to buy, more than likely was an investor. Buyer probably sends hundreds to thousands of low ball offers to see who bites. I read the blog of a guy who did that for a living, it took a lot of noes and insulting sellers, before he would get yeses.

"Insult" = "emotion."

Your offer sounds reasonable to me. If the sellers decide to be emotional because you have a different opinion of value, you have to know if you want to pay up or walk.

While those estimates sound a little on the low side, it may be getting the cart before the horse. An FSBO that you know overpaid almost 10 years ago is very likely trying to do everything under the sun to scrape every last bit of margin out of this sale.

It can’t hurt to take a run at it, I’m curious if they’ll reject or counter. In situations like this, I’ve gone in with a “first time final” offer - essentially the max I’d be will to pay under the circumstances. Do be prepared to walk away though.

It's a buyers market. Put your offer in. The worst that can happen is the seller says no.

CT with the exception of the NYC bedroom communities is a depressed market.

Also, research the crime rates in your area. Better to know what you are getting in to, than not.

I'm not even sure what the issue is. If the op doesn't really care then do the offer. It's a bit low, but not that low and it seems justified.

Well unless then op really wants the house more than they let on and are worried about souring Any negotiations

10k sounds low for a bathroom add on unless it's within the walls. Seems adding square footage would be more. If I'm adding square footage I would consider also adding more living space at that point.
