When you say put in a bathroom if it’s a additional bathroom or just remodeling or making a big bathroom into two smaller ones? Because if you’re adding a whole room to accommodate a bathroom as a addition it’s usually a lot more than 10k. But maybe your area is cheaper

A similar thing happened to me. I recently sold a home for about 420K. The market here is pretty hot. I only had the house on the market for about two and one-half months. However, before I sold it someone came along and offered me 300K for the house. On the form rejecting the offer, I scrawled at the bottom "don't waste my time".

I have come to realize there are lots of people who have read a book on how-to-get-rich selling real estate or the book titled You Can Negotiate Anything. They see themselves as the next John D Rockefeller. I think many of them believe that they can chisel you out of 25% of the value of your property by acting like a shark.

These types are really pretty disgusting. The best thing to do is to reject their offers and not make a counter-offer. Don't feed their egos. I told my agent in writing that she was not obligated to present any offer on the home to me that was less than $375K.

Crime is low, it’s a safe area. Schools are ranked a little lower than where I’m at now. It’s a suburb outside of Hartford.

Offer what you think it is worth and see if they counter. You stated there are other options, if this doesn't work out, you know you can move on to another house. You are in a buyer's market, use that to the advantage it gives you.

FWIW, as they are selling FBSO, I would have gone that route on the purchase as well, then negotiated the list price less commission % and gone from there. That's me tho, if you are a first time buyer, you are right to ask for some professional help.

Hopefully they are open to accepting or at minimum, countering your offer (and I hope you gave them a timeline for a response), and that it works out in your favor. Good luck!

I am putting in an offer he can reject. I’m not footing the bill for seller’s overpriced house. Why would I pay more than what a house is worth? It’s been on the market 90 days, reduced and overpriced in comparison to comps. No other offers. Seller can reject or counter. I have other options. It’s just an offer.
