Wait .... .did the OP realize / learn what PMI insurance is yet ? He may be walking from this deal sooner than you think .

1. Been sitting for 90 days. Not terribly long, but ive seen and been to the houses that sell ASAP. This just isnt one of those. Its to the point where they'd certainly be willing to entertain acceptable offers.

4. Sits on side of mountain with little to no yard, only flat land is drive way area. Like many homes here.

5. General TLC needed throughout, new bathtub/shower caulk in both bathrooms, counter top is in poor shape as those cheap laminate ones tend to be. New carpet throughout though, so thats a plus. $1600 countertop allowance but will likely be a negotiating point that I concede for my 115K + 3% to closing offer.

House just needs someone willing to do a bit of work, some improvements (i.e finish basement into apartment, etc...) and it will be excellent.

Funny enough, someone beat me by one day and made a very similar deal it seems. They dont have good communication, at their office.

If you haven't compared comps, how do you know it's even worth 115K is the point ... it might be worth 85k ...

A realtor that only worked for you, would know this.


Can you post the MLS id# on here, for some of us to take a look ?

wait, you were using the listing agent, or another agent in their office? that agent, in NC, should have been doing Designated Agency. Or are they somehow on a team with the listing agent?

all that descriptive stuff you replied to my post with doesn't mean a whole lot. What matters is any "recent (and it could be 12 months) sales of similar properties, and what did they go for"?

I believe he was referencing a line from Back to the Future. Biff says "make like a tree and get outta here," and it is funny because, yes, as you point out it is supposed to be "leave," which is the play on words that connects it to "tree."
