OP, if you're thinking you won't stay there much longer than 4 years, why buy at all? Even if you stay 6 years, why not keep the cheap rental, and save as much as you can for a purchase in whatever your new job location turns out to be?

Yeah but I don't want 4 years to go by, then if I decide to stay in Jacksonville, I will say to myself "damn...I could have bought a house a few years ago." So it just delays everything.
If I do leave my job in the future, it would most likely either be back in CT, or in one of my favorite places in the country....Maine, for example. But my favorite places tend to have almost no jobs anyway, so it's a moot dream.

"Why oh why didn't I buy that crappy house four years ago!?" What is your indecision delaying, the opportunity of a lifetime to buy a crappy house or saving for a bigger down payment on a non crappy house.

Can't do that. I just moved here last year for a new job and need to stay at the job for a minimum of several years.
