I own a larger home that has been a rental for the past 8 years, i had it built new 11 years ago and its only just recovered enough to sell, unfortunately the contract for purchase on the property fell through and now we are into a new school year and theres zero activity. I have just dropped a lot of money into the house to prepare for sale so im reluctant to let another family abuse it. I also own and live in a condo, the condo is a lot smaller and and pretty much maintenance free. I would consider renting out the condo and living in the house except my HOA does not allow for rentals. I cannot afford to keep one place empty.
I bought the condo after my divorce 8 months ago, I wanted a place that was zero maintenance and allowed me the freedom to travel more (mortgage payment is 1/3 what the house is). So im reluctant to sell it even though I know it will sell pretty fast. If i could figure out a way to work around my HOA and rent it out temporarily i would. What would you do in this situation?
The original plan. Sell the house. Get a better realtor, get a professional cleaner and house stager. Have professional photos taken and do a mailing. Bottom line is do whatever it takes to sell the house.
Sell the house. People do move within the school year. Including people with no kids or kids that aren't school age.
