I am a buyer, Rapid City, SD. The sewerscope was unable to be completed since the camera wouldn’t go past 20’ due to blockage and was swimming in water until then. Never made it out of the house. Said it was bellied. He said it needed replacing in order to be able to see what shape the exterior line was in. The possible cost of repairing problems in the exterior could be up to 20k. Therefore, I am not going to simply negotiate the 3k off the price to fix the interior and cross my fingers!

I am on a schedule and my contract has contingencies for exactly something like this. I have a back up house so I don’t want to waste my time. Is there any way to see if the external sewer line is likely to be problematic without waiting for the interior line to be fixed? Is there any relationship between inner and outer lines or is it completely independent issue? I have the rest of the home inspection scheduled on Tues. I am not sure I will know what’s happening with the sewer until after that so I am thinking of postponing it. If I have to move off to my Plan B, I don’t want to pay unnecessary inspection fees.

Any insight is appreciated.

Too many factors -- what is the material of the interior waste lines? Exterior? Age of house? Soil conditions? Municipal sewer? Septic?



If you have another home as a backup it makes sense to let someone with more time / experience try to deal with this...

The interior are cast. Exterior unknown. House built in 1945. The soil tends to be clay based in these parts, though not as heavy here as other parts of the Hills. The sewer is municipal. Not sure what you mean by septic. I am leaning toward the other although my realtor seems to be thinking they may make it good. If they dig up and replace exterior as well, I suppose it would be ok. Not sure how long it would take to finish, so I can close on time. Whatever will be, will be.

The question about septic, which is a on-site sewage treatment system, was related to what you had. That or municipal sewer.

The house can't be sold with a mortgage until the problem is fixed.
