I'm trying to find a US location (city or suburb, nothing too rural) with affordable housing (preferably $200k or less for home in SAFE area) with great public schools. Is this possible? Where do you suggest I look?
Check out Kingsland GA, in the SE corner of the state about 20-25 miles from the FL/GA coast and 30 miles north of Jacksonville. It's very family friendly/safe (a good number of military families due to Kings Bay Naval Base), with a school district among the top several in the state.
Look at rural areas about an hour drive from the start of a larger city, and off an interstate or well traveled state highway. Stay away from the coasts also or any mega city.
The common denominator for great public schools is actively involved parents who have adequate time and resources and the inclination to prepare their children well ...and later to expect them to produce. It also almost always means a stay at home parent.
Yep. A good rule of thumb is to buy the worst house in the wealthiest town you can. Tons of stay at home parents in towns like that.
I highly recommend Sango ,Tennessee 37043. Its 30 min northwest of Nashville Tn. The schools are the best in the county. Mild winters. No state tax. Cheap real estate . Easy commute to Nashville .Marijuana is not legal here. Very conservative place to raise children.

I forgot to add that the kids that graduate from Tennessee high schools get two years free college now and we have Austin Peay State University here in town .
Yes, the living is good, the real estate prices are low and the property taxes are outrageously high.
Only compared to very rural areas or areas without many urban amenities would they seem high. Texas still presents a strong value overall, hence the popularity.
Many places in the Midwest. Suburbs of Cleveland and Columbus come to mind.
