I know that housing sales tend to slow down during winter. Does that also ring true on sales of new construction homes in new developments? A place I'm looking at won't begin sales until February. I'm trying to gauge if I will have any leverage because of slow winter sales.

if the house isn't complete, then they're not going to negotiate just because it's "slow in winter". MOST new construction I've seen in 20 years fairly well knows their schedule. And the slower winter months are spent trying to sell what hasn't sold in the prior season.

Doubtful, in my opinion. New construction takes time so people may buy during the high season and not move in till the low season - in other words the season is somewhat irrelevant.

It has been my experience here in NC (and maybe it's just that we're in a hot area) that builders up the price ~$5k every "x" number of homes sold.

So again the market cycle on new build is somewhat irrelevant with the exception that during peak season the builder's reach "x" number of houses quicker.
