Remodeled basements shouldn't be counted either.
No itís not part of the garage. Itís part of the house. The garage is attached to the house.

Entry room in Red

(Sorry the ruler has nothing to do with scale,
just the program I used to color the room red)

The floor plan is not exactly the correct measurements but pretty close. The question is, why is the red room excluded from living space? It’s fully completed, heated and nice.

who did the appraisal and why? On the one hand if it is not included does that mean you don't have to pay taxes on that space? if you do then I would insist it be included.

Pretty much as all have been saying:it's not meant as living space. It's a mud room.

Well that makes no sense at all. The Foyer and steps is not a living space then either and it was counted. Are you a realtor? Is there a realtor around here that could comment?

A well known realtor in MN did the appraisal. We then stopped the process because we fell under 2,000 square feet and the asking price fell accordingly. This room helps us get to 2,000 square feet. I will check on the square feet with the county. Thanks for that.

I am pretty sure that's changed in the last few years. A finished basement in NC is now counted towards the square footage as long as it's heated. At least that's been my experience in my current searching for a new home.
