We had an open house yesterday.


This morning I got the following e-mail from our agent:


The family who intends to make the offer put down the name of an agent (she gives the name) with (she named the realty agency, not one I've heard of), and verbally told me they had an agent. The husband called me to tell me that they intended to put in an offer, but also said he was an “agent” so they may be representing themselves. I just wanted to make you aware of this.



Is she trying to discreetly tell me something? If so, what would do you think it might be?


I looked up the realty company. They seem to have a few properties, so it looks legit. I didn't find any consumer complaints.


Thoughts?

Maybe some wiggle room in price due to them representing themselves and can negotiate on the Buyers Commission amount?

I wouldn't pay attention to anything until they actually make an offer with earnest money.

What you wrote sounds like the kind of thing a looky-loo says on their way out of the open house.

Nothing in particular to be concerned about with an agent making an offer for himself… It’s just odd if the husband and wife are saying different things. Good luck see what happens!

I don't know about where you are, but here, agents are required to identify themselves as such if they are acting as the principal in a deal. But we have to put it in writing in the offer. He may have been doing something similar. Or, husband and wife may not be on the same page as to whether or not he is going to represent them.

Not clear whether your agent is giving you meaningless additional information or whether there really is some content here. Why not just ASK what she is trying to tell you?


Or perhaps better, just ignore it, because there is no offer yet and no decision to be made.

I don't think it's an issue. When my dad sold his house a couple of years ago, the wife was also a real estate agent. She made the commission on the buyer's end. It was actually a very seamless process with no hiccups from offer to close. I think they are just disclosing the information to cover all bases.

That's what my agent said when I asked her about it. She said he should have identified himself right from the getgo, which raised a red flag for her. But she also said it might be fine. Just something to be aware of.


We'll see what the offer is. If there even is an offer. First things first, LOL.
