Yeah, it was all a pretty much a gambit to see if they could get a bit more off the price. You countered, they accepted, they did their best, you set a limit that you would accept, and now they will get on with the deal.

Itís a fairly typical tactic
Bid to get house in escrow and off the market
Start whining and trying to get the lower price.

Sometimes it works sometimes it doesnít. Iím happy that OP did not need to give up the farm in order to sell.

The lesson here is an offer is a sign of interest so let the negotiations begin. If the offer is ridiculous, then maybe the next step in negotiations is no response. An offer does not always warrant a response or a response from your Realtor that they consider the offer to be an insult and will not be responding to you. They ask that you go away. Learn to play hard ball.
