Default Is SQFT living area or total area?

I'm looking at Florida MLS and it's so confusing. There's no consistency at all.

Some listings report living area sqft and others report total area. They usually differ by roughly 400, which is the size of a 2 car garage. In some cases, they differ by 600, which also includes patio size.

I checked the sqft in the tax record against these listed sqft. Sometimes they match other times they don't, which makes it more confusing.

What is the rule in your state?

It depends on MLS rules more than a norm for a state.
