Without seeing the comps, donít know if it was overpriced. Seems like houses in the price range in that market have extended DOM.

Well, it was apparently overpriced for the current market. Seems it's not the only one, based on your post above.

I bought in my target area last summer after looking hard for 2 years. Of course prices have cooled since. I have that effect on real estate. (built a house in 2005).

Seems pretty flat to me here, up 2-4% maybe. But where I sold, I sold at a loss. I put $50,000 into improvements and sold 3.5 years later for $16,000 more than I paid. Thatís garbage. So much for 2016-2019 being a big run up. It wasnít where I lived! Market was flat at best.

Ran into an old high school friend this weekend. They built a house on 40 acres in a nice town 17 years ago and can't sell without losing money. Seen pics on facebook, its very nice, they have not let it go. This is a nice town (pricey etc.) in Michigan. "losing money" can mean different things to different people I suppose.
