When I looked at your neighborhood "estimated" values on realtor.com your list price looks like a bargain. That's something your realtor should be promoting such as "best value price in upscale neighborhood"

Your realtor should also be saying in the list description it's a divorce sale--both parties want/need to sell ASAP. The right trigger words brings offers outta the woodwork, some will be low of course but any offer opens up negotiating process.

Like others here I didn't care for the house description online, blank slate=needs work. better to say "move-in ready neutral paint scheme. A 3 car garage is exciting (to me) should be highlighted. Is that standard in your neighborhood?

I wonder if you need a more experienced realtor but at only 30 days listed too soon to switch IMO. switch at 60 days (hope you didn't sign a 6 month list agreement)

Remember the listing agent is not going to be selling agent. Buyers are taught to have a buyers agent from another office represent them. LA has the home on all sites, and there are a huge number of agents in that city, and showings are few.

There are a huge number of homes, both resales and new in that neighborhood and city. Slow time of year to sell a home.

This indicates a very slow market, at least in that neighborhood.

For a fast sale, it needs a reason to attract a quick sale. Cut the price below others on market which may be more than you can afford.......An additional inducement to the agents to get every client in that value range to be shown the home, which is very effective which works, without having to take a huge price discount.

Other wise, sit back and wait for a buyer to pay top price, which may be out of your time frame.

So we received an offer yesterday, countered and it was accepted. We're under contract. I appreciate everyone's input on this thread. We're of course going to continue showing in case the deal falls through; we've already had additional calls from interested parties.
