I first want to thank everyone here for all you advice and help over the last year as I got my house (and myself) ready to sell.

Second, the house will go on the market late this morning/early afternoon. It’s a day and a half earlier than planned but my realtor contacted me and said if I was ready to go, we can list today (all her brochures are done) so I figured why not. Maybe I’ll get lucky and get a good offer or two before the planned open house and not have to have one.

Don’t get me wrong, I like the idea of an open house from the prospective of more possible buyers. But I also know from my snooping at other open houses that it’s a lot of neighbors and general lookie loos (like me). I’m not sure how many are serious buyers at those things. So if I can avoid a lot of non-buyer people tracking dirt in the house, that’s a good thing.

I need to ask my realtor if we are still going to collect offers until Sunday evening and then evaluate. It seems like Saturday would be better since it’s listing about a day earlier. I hope we have offers to evaluate. I’m nervous from all the doomsday threads. I don’t believe them, but they planted that seed of doubt.

I doubt I’ll get any visitors today. It’s only going to be for sale on the MLS for half a day at best and people need to plan. But I’m preparing just in case. Not that there is anything left to do except make the beds very nicely and wipe off counters.

I’m so excited! I hope this goes well. And thank you again for all the pre-sale help.

Good luck to you! I've followed your thread and posted a time or two so I don't remember if I said this or not but my husband and I bought one of our houses because of an open house and we sold another one due to an open house. I understand your concern about having one but at least for us, they resulted in sales two times.

Thanks for the info. I’ll still hold the open house if I don’t get the offers. I found a house I liked years ago during an open house, but someone else offered a better deal. So I like the idea of them. But it would also be nice not to need it.

My sons house went on the market 2 days ago. If you go on Zillow, you can see the number of views, and the number of saves. It’s kind of fun to keep track. Don’t know if any open houses are planned. A few finishing touches are being completed today.

We went on the market on 4/7 (also in NOVA). We received three offers on 4/17 and were very happy with them.
