If you have kids, your life will be so much easier if you are moved and the house is vacant. Two payments is stressful, but trying to keep the house immaculate with kiddo's is so tough.

The house just needs to look good. Vacant or not.

Look good and SMELL GOOD. Feel good too, no sand or grit on floors, no excessive dust on horizontal surfaces, NOTHING sticky. Clean means CLEAN, like how a nice Container Store display is dusted and has fingerprints wiped up EVERYDAY.

If you have kids and can afford to move out but leave some key furniture (i recommend a sofa and two chairs in living room and DINING and/or KITCHEN table with at least four chairs at a minimum...

If vacant have your agent check on it weekly. Keep the junk off the front porch.

There is a scam going on here lately where people have been "Renting" out vacant homes, mostly foreclosures. The guy who's collecting the money does not own the house.

CLEAN, regardless of vacant or full. Get rid of the smells, carpet stains, holes in the drywall and moldy shower curtains.

I disagree, most people cannot look beyond a empty house......it's barren, it looks, and may very well be a sign of desparation. People say all kinds of stuff, but we all know, We Are judged on our personal appearance everytime....what's stopping them from judging your house?!
Mine went on the market June 1st...........scrubbed, staged and beautified that place on my days off..........believe me i still feel it! But it's worth it..........signing today..........Outta here!

I've had no problem selling three empty houses. It makes it much easier when you have three large dogs - move out, paint, carpet, clean and put it on the market. The house is available 24x7 to be shown without any stress on me or the dogs. I can't imagine doing it any other way, frankly.

Another thing to consider is that it is much easier for agents and buyers to schedule a showing on a vacant house. There is no "Call first and coordinate so the owner can clean up and take the kids and 14 dogs to the park" or any such. You can just go and show anytime.

But yes, some people will think that because the house is empty, you might be willing to take a low offer. Just be prepared for it, and know your limits.

Here's another plus of buying a vacant house - you don't have to worry about the sellers not being able to move out on time! I just found out my closing has to be pushed back because the sellers are having trouble scheduling their interstate move. This is the *second* time I've had a seller not be physically ready for closing.

Next time, I'm buying a vacant house!
