I have no suggestion but would like to add on the question. One top of the book recommendation, would you please advice on whether it makes sense to buy an office condo with a ground lease?

To me it doesnt, but this is probably a better question to ask of your accountant. There are tax advantages to leasing land vs buying it, but this depends upon your own financial situation.

The answer would also differ if your in a part of the country growing vs shrinking, and if your planning to occupy the property or rent it out.

Our accountant is doing the analysis. We plan to occupy the property for our business. My huband thinks that it is a good investment for a long run since we spent money in internal build up. I feel it would be difficult to sell because we don't own the land. The landlord said that he would sell the condo. Now he changed in the middle of negotiation and decides to retain the right to the land. I think we are in an area of shrinking economy (South Florida). Thank you. Please advice.
