An addendum is PART OF THE CONTRACT. That is what it is, an agreement to amend the contract with the new terms.

You need some representation. New home construction is not what it used to be.

One other way to make sure you get the work done is get an estimate on ALL the work that needs to be done and then do an amendment to the contract that the amount is to be held by the title company at closing.

This way you don't have to chase him after closing to come do the work. You have the money and you do it your way.

Check with your lender that it is ok as well.
