Especially not at the end of summer. With fall all & winter coming up soon things will really start to slow even more in the market. Believe it or not we are past our peak selling season which in this area is Mid March through Jun / Jul. School will be starting soon.
The good thing is if you can get it sold this fall, the builder should cut you a heck of a deal since theyare also slow & should really need the business.
BTW, check the financials of your builder. Many may not be around this time next year and this includes the really big guys.

There have been several big builders file bankruptcy in the last 12 months. If yours had filed, they could have tied your money up as a creditor and you may have never seen it again.

Don't feel bad we have had 3 showings in 6 months,listed with major chain but agent who treats job like it was a hobby,sometimes around and othertimes other things because of slow market.Sorry we didn't look at agent more carefully.We will try FSBO next.We are not overpriced,we are free and clear.We are $30,000 below appraisal.

Honestly, the appraisal doesn't mean much in this market. Appraisals are changing almost daily. We were appraised at $335K after several price reductions and a switch to a better realtor we listed for $299K WHILE showing the potential buyers the appraisal we paid for so we could market our home better. The only thing it proved was that the appraisal didn't mean anything and we were out the $400 it cost us to pay for it! We ended up selling for $283K...A LOT off from that appraisal, which had been done two months before it actually sold. So, don't rely on that to tell you if your price is right.
Second, I would think long and hard before doing FSBO. You said it yourself: you need someone who is available to actually sell your home. Do you have the kind of time you will need to actively market and try and sell your home? You will be busy working and keeping your home show worthy. In my opinion you should interview a bunch of realtors who have been selling in this market in your area. Then pick the one who seems to be the most dedicated and has the numbers to back it up.

If you can't slash the price, there's no point in trying to sell in this market. I wanted to move and sell my house quickly so ... I slashed the price. I didn't even have to list it with a realtor ... closed a couple of weeks ago.
Don't bother going through all of these headaches. Slash the price and be done with it. If you can't ... take the house off the market until it gets better.

Why haven't you contacted the Broker in Charge in 6 months to have another agent appointed to work with you?
Ditto, ditto, ditto everything Twin said. She is absolutely correct. She sold in this bad market and so did I. Listen very closely, the market is telling you something.
We went against what was prudent and bought a home before we sold ours. We took a chance and it worked but we were lucky that the right person wanted our home. We did have to make double mortgage payments for a few months though and in away having the two homes in different states did work out for us since we have to go to FL often. It feels strange now when we have to get a motel down there every few months.
