Default Present for Home Inspections

I am a seller, I have accepted a contract and the buyer has the home inspection scheduled for Friday.

Should a seller be present or not for inspection?

I always show up at the end with the buyer to go over the report & discuss with the inspector. It sure is nice to have privacy at the house to talk freely.

Most sellers will leave at least half way through it. Can you take in a movie that day?

I would get lost for it but I would request my agent be present maybe , in the background or outside.If there is anything 'odd', like a mystery light switch or some little quirk that isn't a dealbreaker issue, I would write it down so the inspector will know and not make some big hooha over it.

I don't have a problem with leaving so to speak.

I am being a weirdo, I am having a problem with (3) different strangers (inspector, buyer, realtor) in my home for hours, I just have an odd feeling about it.

I have trust issues. I will see if my realtor can be here but I don't think he can make it.

I'm sorry, I'm confused. If you show up at the end with the buyer, who lets the inspector in? That's if the home owner is not there.

Thank you, I am hoping too.
There are no little quirks, but the house is 78 years old but in good condition. It has been updated, kitchen, bath, electrical, plumbing.
I already know they will say something about the sidewalk being a little lopsided (it's original) and a step off the front porch that leads to the back has sunken some.

If you have trust issues then stay. I'd say sellers are there for part of a home inspection 50% of the time. Honestly, I'd say 90% of the time I need to ask them a question anyway about the house (ie what is this light switch go to that isn't working, etc). I just don't like when they hover.

Grab a book, hang out outside and read or something. I've had sellers go and sit in the car, but I find that more awkward.

Inspectors are licensed by the state and have Supra Keys that allows them to get a special code to get into the house. We agents and inspectors work hard to get & keep our license so there would be no way I would do something that would jeopardize my ability to make a living.

It's about the same as all the agents who brought buyers into your home while they were showing your home. Usually the seller is gone during that time also.

If it really bugs you don't leave. Don't freak out though when the inspector starts telling the buyer all the problems he found with your home. At least give them there space to go over the results.

Or maybe your agent can have another agent act in his behalf, that owes him one

The times I have sold I have always be present for the inspections. I have never had a buyer be there. I have had buyers agents show up and leave after the inspector got going. Most of the time it has just been me & the inspector. I just go about my business, and the inspector finds me if he has a question or wants to point something out.
