I showed them 20+ homes
I've been working with them for 2 months. I've shown at least 20 houses, but the married couple can't decided on which house to choose. The wife wants nice new subdivisions, but the husband wants lands and foreclosures. They are in the low 200's. Every time we go out they say "We'll take the night to think it over". Then they call backs in 72 hours and want to put a "lowball" bid on a property.

So you're saying that NONE of the properties that they put a low ball offer on have accepted? Maybe they need to keep trying. We bought our property for an offer that was almost 20 percent below the asking price. Once in a while you find someone who wants to sell - just that badly.
I guess showing houses is just what being a realtor is all about. I hope to goodness you have a bank letter saying that they will qualify for a $200 home, otherwise you are crazy spending the time/money/effort doing this.

I think the husband is your problem and you should take his TV away from him, and probably his internet, too, as they're clearly giving him ideas.
How often are you taking them out? And second, do you have a pre-approval letter on them?

Yes, I have a letter and a buyers agency. The offers that we submitted were not accepted. The sellers turned them DOWN!

Not surprising. How many offers have their been, and what was your buyers' response to being turned down? (His versus hers) And how accurate is their perception of your market (since I don't know where you are, I haven't a clue what the market in your area is)?

It really boils down to husband and wife wanting two different things. They are OK with being turned down. It seems like the wife wants to move MORE than the husband.

Well, perhaps, depending on how many offers and how many houses, it's time to point out to them that they need to set down together and figure out exactly what they want and what kind of compromise they can make. Sometimes you have to get tough; that's the "less fun" part of the job. It's part of qualifying your clients - some aren't really serious about buying and are wasting your time, and their own, pretending they are.

I think the husband and wife need a heart to heart and get on the same page. Otherwise one of them is bound to be unhappy in the house they eventually purchase.

HI Miss New,
I have a buyers needs assessment that I make my buyers go through. It is very specific about the type of house AND the financing AND the tough questions... if we find that house, at this price, are you prepared to write the offer etc, etc,etc... So, When I find that the husband and wife are on different pages, we have a meeting and REVISIT the needs assessment and discuss what "changes" we have been experiencing. It gets everyone back in touch and gets us on target. Solves the problems.
