Michie1 It does sound to me like you just bought yourself a new home!!! Don't know your local area but here a builder would not let you get away over the a.c or the fridge, you came up to their 5k which would of been put towards the items anyway.

Hammy It is the most aggrevaiting thing when you have someone wanting you home and then says oh we better go list ours, been there. Then they say will you hold it off the market till then, duh NO!

Tambre, Whats up with you? Anything happening at all?

Lacey, oh Lacey the wait is on. My agent gets into the office at 8:30, they have a meeting till 9:30 so I had better hear something shortly there after. Needless to say I am still very nervous! Not getting those good vibes you know.

We put an offer in on a home last evening and here I sit since 3 am waiting How come negotiations always end up being uncomfortable? This a a home in a new subdivision that has been sitting since 2006. Great floor plan but not a lot of interior upgrades. Small landscaped and fenced yard. Price $300,000. We offered $270,000 and asked for them to put in a refrigerator and AC. They came back and said $275,000 and we pay their cost upfront for the refrig, and AC which would be about $4500. We are putting $90,000 down and we are paying for closing costs that will probably be a little over 6 grand. I told our agent no, we would come up to $275 but still wanted the refrig and AC. She got kind of tense with me. She said it was a great deal and she would buy the refrig our of her commission for us. I said thank you very much but I still want them to put in the AC. She strongly advised against it but did write it up. She said,"so you're going to loose a house over a $3,000 AC cost? And I said "They're not going to sell a house that's been on the market sitting empty for 2 years over a $3,000 AC cost??? It was a very uncomfortable situation. We are dealing with a builder here, not a family so I felt like I could wheel and deal a little more. It was SO uncomfortable, ugh, can't sleep Sprinkling fairy dust for all in, or soon to be entering in negotiations.
That sounds like a perfectly acceptable offer. Espeically since the home has been on the market since 06!

Yeah I know. And they were from Wisconsin and came all that way to look at our house when their's was not even on the market. That is like an hour to 1 1/2 hour drive! Then they said they wished it were on a like. HELLO! Did you read somewhere that we were on a lake? No!

I am keeping everything crossed for you. Damn her for having a meeting this morning. I am sure that you will hear this morning.

Good luck Michie, sounds like a good deal to me..if the house has been sitting for almost 3 years you would think they want to sell it and get rid of their inventory. I would never buy a new home with out A/C...no matter where it is. I think you made a very fair offer. Your agent should have just written it up. No argument...but getting the frig out of her commission works for me.

Good luck NJ, Lacey, Painter, lets see who else, with the lookers and offers..i am fuzzy...NO COFFEE yet..have to go get some fasting bloodwork done and I am getting really, really cranky. Have to go to Aberdeen, which is about 25 miles along the coast... I hope I make it, lol.

Will check back in after I give the blood, get a HUGE Latte with extra shots and get back home..its raining, probably a good day to crawl back to bed, actually

Michie - exciting news! I would think the builder would be crazy not to accept your offer! My thoughts are with you.

Painter - everything crossed for you! I so hope you can move on soon!

Hammy - so sorry to hear about those silly people! What on earth are people thinking? A Lake!!!! Geezz! Loads of pixie dust coming your way.

My thoughts are with all of you sellers... such a challenging time!

As for me, I have been packing like crazy! Have made some really great progress though. Closing is the 23rd... please send good wishes that our buyers are as excited as we are and won't get cold feet! At least the stock market is looking a tiny bit better today...

We finaly arrived at a price on our new house. Submitted all of the paperwork on Friday, and now just need to have the bank sign off... our realtor in NC seems to think they will since we arrived at a mutually agreed up price... but, again... more waiting... I don't know how much more of this I can take! Thank goodness it's almost over (I hope!). Closing there is scheduled for the 29th.

Anyway, thanks for being here, peeps. I always look forward to reading the posts. And I plan to stay on here to cheer on all of you once our transaction is complete, just like Dogmom, Lorrie, and of course our one and only CRAZYMA!

Have a great day, everyone!

Anita

Well, daughter has left for home at noon and then I had to go have my car tires aligned and balanced. Just sitting here a bit before I tackle updating the laptop to take with me. Probably not going to leave until Wednesday........well, hopefully as it seems to be famous last words with me!! Still have too many things to do here before I can leave.

Glad to see things are moving along a bit better for some people here. We decided to replace the hanging lamp over the dining table and the hanging light over the kitchen sink to update the look a bit and make it more neutral. I really need to replace the window covering in there with something a bit more modern (have kitchen type curtains now), but I would have to get a made to order size because it is a small window. Saw some nice wooden shades at WalMart, but they are 72" long!! And I only need about 36". Too bad you can't shorten them because I really don't want to have to spend $75-100 on one shade. Oh well..........

I'm keeping everything crossed for everybody!

I was just reading that there seems to be a crime wave in NC/SC not too far from us where the perpetrators steal a minivan from a parking lot and then go rob somewhere (killed one guy and have shot 2 others). And of course, I drive a minivan! So I'm going to have to be extra vigilant. Hopefully I can get my CWP class done before anything happens, especially since I will have to go and get some groceries and other items pretty much as soon as I get there. May have to take the convertible instead since it's much smaller. Or else make sure that there is absolutely nothing of value in the van.

Bye for now!

Hi everyone! I have a lot of reading to catch up on! I did go back a couple of pages and Crazyma -I am voting for you too~! I have passed that link on to a few friends. My boys laughed when I put their name in it.

Well, things have been very stressful here. My Nana had to be put in a nursing home last week and that has been tough. My mom is having some health issues with her anemia ( she is undergoing IVs now) and she is dealing with being in charge of my Nana. It is very sad.

Today, we got horrible news. I am hanging on to hope,but... its slim. Our buyers are not able to get financing. They are putting down down 30% and still can't get it. They got married last week, but the husband owns rental properties and the bank said right now they can't finance him with those. -UGH!

Also, drum roll... our agent quit! She went out on her own. I am ok with it,but she did not tell us. We got a lame email that said here is my new contact information. Her broker ( who I really liked!) told us when we called about something. Anyhow, the broker is now our agent. She said that our buyer still want the house are aggressively looking for financing, blah, blah. She did say that she has a new person moving in to the area and want to see our home on Thursday/Friday. She told us she was going to show them the house to have a back up.

I am so upset, but I know in this market it isn't over until the ink is dry!

Our buyer's agent was really pressuring us to put in an offer on the two new homes we saw. She said someone else wants them. My dh said that we do not want two house payments. She doesn't get it! We did get preapproved by three places with great rates. She told us that the homes might not be there when we are ready to purchase. I am like whatever because we want the builder to be able to deal without us saying we have to sell first.

Well, sorry about the long post. I am on my to catch up on the news with everyone!

Spreading lots and lots and lots and lots and lots... of dust around!

Oh my goodness girl! I am so sorry that all those things are happening to you at once. I will pray for your mom and grandmother. I will also say lots of prayers for you that your buyers will come up with the financing. Hang in there, it can happen. My brother just sold his house and they have been trying to close for 3 weeks. The banks are just getting really strict and needing a lot more information from buyers. But he IS closing tomorrow as his buyers FINALLY got their poop in a group.

Hang in!
