I live in the bay area. My HOA dues are about 350. I am not too happy about the landscaping. But we are still in active construction zone. Maybe it will improve.
We do get an otherwise nice area some nice safe walkways, and some greenery. A pretty decent pool, spa, clubhouse, showers, gym, yoga room , spin room etc.
Still feels pretty high.
That's $4200 a year. Pretty brutal. I pay $255 a year to my HOA. $475 a year gets me access to 13 pools and rec centers and a ton of other things. That's for my winter home. My primary residence is $600 a year and all that gets me is snow plowing, road maintenance and maintaining the gate at the entrance. $1330 for both homes.

Spanish Trail in Las Vegas has two monthly HOA fees: one of $225 for the master community and one of $245 for my sub-community, so the total monthly fee for living in that particular community is a combined $470 or $5,640/yr. (There are other sub-communities within Spanish Trail that are even higher.)
My high-rise condominium on Miami Beach has a monthly HOA fee of $763, which is a total annual outlay of $9,156.

$160/month is a good deal if includes front yard and snow removal. It guarantees you won't live among neighbors who don't take care of their front lawns.
