Relax...breathe....why are you scared? Regretting the offer or scared they won't take it?

Congratulations! I know it can be a little un-nerving to think of the amount of responsibility you signed yourself up for and you might think - what was I thinking? ... but you'll be fine. I know all you can think of right now is: what if this happens or that. Everyone goes through it, but it will turn out fine and you truly will be happy in the end. Be happy and enjoy your new home.

scared they won't take it.

But we're ready with a counter ...

It has taken 18 months to get to this point. Research (location, shopping, hospitals, medical care, taxes, flood zones, the works!).

We didn't act fast enough on the last home. Lost it in a wink of an eye.

But we didn't low ball ... we thought the price they were asking was really fair. But we did ask for closing costs. All of it ($5,000). They'll say no. But we're coming back with a counter of 1/2.

omg ... breathe... lol

LOL! I know what you're going through. I even went through that buyer's remorse thing I think for a few days but now I'm as excited as ever. It's a scary but exciting time. Congratulations and I hope your offer gets approved!

No matter what anyone tells you to the contrary, get a home inspection by a qualified inspector.

Not that it's the OPers refrain, but I once felt "Omg omg" with buyer's remorse within hours after making an offer. Despite all the consideration & planning, I didn't realize I didn't really want the place until after making the offer! What is so magical about actually putting $$$ on the line that makes things so clear? Luckily the seller upped the ante and I was able to walk away, singing "free at last, free at last..."
