"NOT A SHORT SALE!"


I am seeing more and more of this in listings:

"Not a short sale! Just a great deal from a seller who has priced for today's market!"

Of course, that is total BS is the property is overpriced, as most of them stilll are!

When I see that statement, "Not a Short Sale" it's usually to explain a low or moderate price for a property. Short sales can be great deals but are problematic for many buyers. The response time is usually long - very long! The last one I submitted was expected to be 4 MONTHS before we had a response to the offer. That just won't work for many buyers. In many cases long delays can be a real problem for some buyers who wish to buy and move in within a month or two. If a buyer is needing to move into a home may agents will avoid showing short sales. By stating in ads & listings, "not a short sale", the listing agent is trying to explain that despite the price, the property is available for purchase without the stings and delays of a short sale.

As both a listing and buyer's agent, I have to agree with Mmichelle. This is only necessary if the house is, indeed, priced low for the area and that needs a explanation - but it's not just agents, sometimes it's buyers who don't want to hassle with a short sale.

As for "most of them still are", the question comes back to, what are the comps? The sold comps. If they are within the price range that is being asked for the house, then it's not overpriced even if some buyers would dearly love to believe that - it's priced according to the market, because there are buyers out there buying the houses that make up the sold comps.

This is common language in my area meaning it's priced to sell below the competition, without the uncertainty and hassle of a short sale.

In my area, more often than not, the home is fully paid for by long time owners and the house is in need of some serious updating.

It's the Post Bubble equivelent of a Handyman special.

I put it on my listings that are not short sales.
It is not a gimmick, it is just letting buyers know they can get a quick response instead of having to wait 3-4 months.

Wait a minute: Isn't "priced to sell below the competition" what you ALWAYS want to price a listing at??? Otherwise, what is the point of listing a property?

"ALWAYS?" Not at all. Not even close. Dangerous to the client and the agent's career.

Suggesting pricing ALL homes as the lowest among competition without looking at market conditions would indicate a significantly inept agent.

The job is to get the best possible price for the Seller.
Not to price the house the lowest unless local and current market conditions dictate that that is the reality.

A buyer who only sees "overpriced" homes is shopping out of their price range.

MikeJ: Isn't your job to SELL the property as quickly as possible? I cannot imagine that a seller would want to extend the torture and inconvenience of having people traipsing through their house for months on end.
