I notice that the article focuses on the concept of "This area" of Boston, rather than attributing the resistance to lowballing to the sellers' pool in general.

"You aren't going to get a lowball like that in this area." .. implying that there are other areas where other sellers are accepting lowball offers off their list price.

I don't buy that. Everybody thinks their little neighborhood is unique. I talk to people who own swamp trailers in rural NC, and are pulling the ol' "I ain't gonna give it away! Not in this prime location!" The swamp man is no more likely to take a 25% lowball than someone in an exclusive area of Boston.
