Since marriage is not an option for you, I strongly suggest that you talk to a real estate attorney before proceeding. It can be tricky to do what you are thinking of, and you should really make sure to CYA. Make sure that the agreement has provisions for what happens in the event that the relationship ends. I know you probably don't think that could ever happen, but since you will not have the luxury of divorce court, you need to work out an equitable solution in advance and get it into the contract. Also consider what happens if one or both of you dies. This is not a DIY situation, you need an attorney.

Agreed. My advice doesn't change. If you can afford the house on your own, I would buy it on your own, then work out an arrangement to share expenses.

If you insist on co-ownership, then you should most certainly have an attorney help you so that you are both protected.
