The concept of a universal MLS does not exist in the Netherlands.
Fees are ala carte and variable, depending on what buyers and sellers want. Fees range from 1.5-2% of the transaction.

If the seller wants to know the likely value of their property, the seller pays extra. If the seller wants advertizing, the seller pays extra.

Most real estate sold in the Netherlands does not involve two "estate agents".Buyers negotiate with the seller's " estate agent" who protects the interest of the seller.

If a buyer prefers to use his/her own "estate agent", the buyer/seller pays for it.

There is an incremental cost for writing up a pre-sale contract/offer, regardless of the outcome.

Contracts are drawn up by notaries who charge 1.5% of the home value, plus the obligatory 17.5% VAT.

There are companies and people who want the benefit of MLS exposure but do not want to pay for it or play by the rules.

Every day a home remains among the "unsolds" it loses value, in a declining market. And yet, millions, eyes to the sky, persist in waiting for a martian to land and pay more for their home than anyone else will.

Values will not begin to stabilize until unsold inventories substantially decline.
