it's not the buyers agent's job to tell other people's clients what they need to do to make their home more salable. The buyer agent's job is to find their client a home, that meets their needs.

Granted it's a 7 year old thread...but if you want to be technical the seller pays commission to the listing brokerage only. The listing brokerage then offers part of their commission to the brokerage that brings a buyer to the property.

As far as where the money comes from, there is no commission if there is no buyer paying for the home. Chicken or the egg? It's a largely irrelevant discussion IMO.
