buying a mobile home in another state
I live in New Jersey and I want to buy a mobile home that I found on the internet. I have seen about twenty pictures inside and out. We want it.
What's the best way to proceed for a transaction of this type?
It is not a real estate purchase. We are buying the mobile home and then we will pay rent on the lot. It is like a vehicle purchase, I am told. No title just a bill of sale.
Title search?
Building inspector?
What do you think?

If you're purchasing in Florida, there are Realtors® that deal in such transactions.
But yes, you should get an inspection. They need to get you a clean bill of sale so you know there are no liens on it. You also need to make sure that the lease terms on the lot it's sitting on stays in place and exactly what the park requirements/restrictions are.
Where ever the trailer is, google that state with trailer resale after it. The laws and do's/don'ts should come up.

Like PC said we have agents out here as well that just specialize in mobiles. You do need to know that some of the parks require that the buyer fill out an application and be approved. Just because you can buy the mobile doesn't mean the park will approve you as a tenant for the rental of the space.

It is not a park. It is one unit on a private lot. The old owners of the land put the mobile on the land when the old house burned down.
Now it is owned by another man who has a house a few miles away.
He has a twenty five year lease on the land and wants to sell the mobile home and collect lot rent. We can take the unit with us if we find more land.
There is no title. He said we would get a bill of sale.
I will try the suggestions on here.

Again, there is a lease, if I'm understanding this correctly, that the person who owns the trailer is under. In other words, he doesn't own the land, he owns the trailer and has a 25 year lease on the land. You need to make sure that the lease is transferable..that he's able to do what he's trying to do.
