May ask what "price category" you were in?

In my neck of the woods the activity is strongest is the category that includes "first time buyers" , with selling prices/mortgage amounts less than about $2300/mo.

The second most active category is probably "mid-high end custom", with asking prices well above the conforming limit, but just into seven figures. The places prices well over $1.1 M are gathering dust along with lots and lots or "move-up" homes that generally require a "chain of contingent sales"...

Just like you said, it was a first time buyer category. It's definitely a starter home, selling for less than 200K.

Good for you, camrynh. I have been involved in home renovations for 18 years, the new hip phrase today is flipping. My approach has always been to price my sales 20 - 30k below comparable homes asking price. For this, real estate has been good to me over the years.
