My hazard insurance and fire insurance is covered by my HOA.

A condominium policy will vary in price depending on several factors such as: Location, type of construction, value etc.
I suggest you call a few insurance agents and get competitive quotes. And what your looking for is a condominium policy. Homeowners policies are for houses.

Your HOA should cover your insurance on your actual structure. What you need is something like "renters" insurance which covers just the inside dwelling. Many are well under $30 a month.

Check with your insurance professional such as any major national company and a local insurance broker. Not to start any arguments here, but I manage a lot of condos, and at least where I live, the HOA insurance only covers the structure, common elements, etc. It does NOT cover anything inside the studs of your unit, AND it will only cover the cost to replace "original construction" meaning that any expensive upgrades will not be considered if there is a loss. For instance there is a broken pipe in the wall and it's a common element. Water floods your unit and ruins sheetrock, carpeting, baseboards, kitchen cabinets and some furniture. The HOA policy probably will not cover anything except the repair to the pipe and any other common element. Now, the upstairs neighbor's own Hazard Insurance would cover your losses inside the unit if their water heater was what burst and that was the source of the water. Your insurance would cover it if your washing machine controls malfunctioned, it would not stop filling, and it overflowed while no one was at home and caused the damage. Its not pretty.

My condo insurance per year is around 250/year, it varies, I would also consult a pro in your area.

Default Lease out my condo so what type of Insurance do I buy?

Hello Everyone:

I bought a unit from Tomahawk Creek Condominium and I can't afford to pay the house payment. I have tenant move in this month and my insurance agent told me that my homeowner policy will needs to change to Business commercial homeowner policy................ some other insurance I asked around and they said it doesn't have to be the business but just landloard policy. I pay HOA $280/Month and Condominium associates has the master insurance coverage for the structure.

Am I suppose buy BusinessHomeOwner Policy or HO-6 policy?
